Dear Ted,
In reference to your March 28, 1994 staff comments, we offer the following responses:
1. These items are being corrected on the Final plat.
2. A separate Utility Plan set for the Final will be submitted.
3. The Soils Report will be updated.
4. O.K.

6. Utilities and landscaping will be coordinated at time of construction and according
to the standard tree/utility location detail.

9. A 6' easement on adjacent property will provide adequate separation between
buildings according to Sharon Getz of Building Inspection.
10. O.K. The applicant will work closely with Parks and Rec on the design of the
potential emergency access as well as the potential parking lot.

12. A pedestrian connection has been added.
13. The O.D.P. will be amended as soon as possible. Refer to Note #8 on the
Oak/Cottonwood Farm O.D.P..
14. The land use breakdown has been revised to exclude Phase VI. Also, the legal
description has been modified accordingly.

15. Rear yard fencing on these lots are not proposed as a part of this development,
however, individual lot owners may fence their lots subject to covenants and
fencing guidelines determined by the developer.
