PARCEL DESCRIPTION
A parcel of land, being part of Lots 2 and 4 of New Hampshire Subdivision, recorded
August 15, 1980, as Reception No. 373568 of the records of the Larimer County Clerk and
Recorder (LCCR), said Parcel being further described by Warranty Deed recorded March 1, 2007,
as Reception No. 20070015850 of the Records of the LCCR, situate in the Southeast Quarter
(SE1/4) of Section Thirty (30), Township Seven North (T.7N.), Range Sixty-eight West (R.68W.)
of the Sixth Principal Meridian (6th P.M.), City of Fort Collins, County of Larimer, State of
Colorado and being more particularly described as follows:
COMMENCING at the northeast corner of said Parcel and assuming the east line of said Reception
No. 20070015850 as bearing North 00°04’58” West, being a Grid Bearing of the Colorado State
Plane Coordinate System, North Zone, North American Datum 1983/2011, a distance of 386.65
feet, monumented by a #4 rebar with a yellow plastic cap stamped LS 32444 on the south end, and
a #4 rebar at the north end, and with all other bearings contained herein relative thereto;
THENCE South 89°40’20” West, along the north line of said Reception No. 20070015850, a
distance of 262.23 feet;
THENCE South 00°19’40” East a distance of 82.01 feet to the POINT OF BEGINNING;
THENCE South 00°19’40” East a distance of 5.50 feet;
THENCE South 89°40’20” West a distance of 10.50 feet;
THENCE North 00°19’40” West a distance of 5.50 feet;
THENCE North 89°40’22” East a distance of 10.50 feet to the POINT OF BEGINNING.
Said described parcel of land contains 58 Square Feet, more or less (±).
