Comment Number: 4 01/31/2023: SUBMITTAL: All plans should be saved as optimized/flattened PDFs to reduce file size and remove layers. Per the Electronic Submittal Requirements AutoCAD SHX attributes need to be removed from the PDF’s. AutoCAD turns drawing text into comments that appear in the PDF plan set, and these must be removed prior to submittal as they can cause issues with the PDF file. The default setting is "1" ("on") in AutoCAD. To change the setting and remove this feature, type "EPDFSHX" (version 2016.1) or “PDFSHX (version 2017 and newer) in the command line and enter "0". Comment Number: 9 01/31/2023: INFORMATION: LUC 2.211 Lapse, Term of Vested Right: Within a maximum of three (3) years following the approval of a final plan or other site‑specific development plan, the applicant must undertake, install and complete all engineering improvements (water, sewer, streets, curb, gutter, streetlights, fire hydrants and storm drainage) in accordance with city codes, rules and regulations. The period of time shall constitute the "term of the vested property right." Failure to undertake and complete such engineering improvements within the term of the vested property right shall cause a forfeiture of the vested property right and shall require resubmission of all materials and reapproval of the same to be processed as required by this Code. All dedications as contained on the final plat shall remain valid unless vacated in accordance with law. Please provide that as soon as possible, and email to your DRC. 01/19/2023: FOR DEVELOPMENT AGREEMENT: The Development Agreement information form has "Julie J. Brewen" listed as the both the individual that is signing the DA for the developers, as well as in the attest field. The person who is attesting to Julie's signature must be a different person than Julie, who is signing the DA for the developer. Please revise the DA info form to have a different person in the attest field. In the meantime, we will begin drafting the development agreement. We intend on providing the first draft of the DA around the same time as we provide FDP round 2 comments Comment Number: 3 03/06/2023: FOR ROW VACATION ‑ UPDATED: The ROW vacation forms are under review. We will update you as we start the vacation process through City Council. 01/25/2023: FOR ROW VACATION: The ROW Vacation forms should be accompanied by a letter of request. The letter of request should include a short (1 paragraph) description about what you are proposing to vacate, and justification as to why the vacation is necessary. This is to ensure clear access in the case that the fire line ever needed maintenance in the future.
