Attached are five sets of prints of the Miramont, Phase Three Preliminary PUD plans,
revised in response to Staff Comments. Specific responses include:
6 The landscape island in Belvedere Place is part of the "T" intersection; and would be
difficult to make work at a mid -block or "4-way" intersection.
9&12 These comments contradict each other. We will look a this loop in more detail with
engineering and PFA prior to final design.
Highcastle Court and Belvedere Court meet the criteria agreed upon for variances to
allow 28' street widths. All the lots fronting on these two streets are over 8,000 sq.
ft. in area.
10 Matt Delich is preparing the requested variance letter.
13 Our plan has been amended to show the same potential connection to Huntington Hills
as was noted on the ODP.
Highcastle Drive has never been intended to serve any properties beyond Miramont.
The Planning and Zoning Board did not "allow" the Mail Creek Lane connection to be
downgraded to a bicycle/pedestrian level at the applicants request. We initially
proposed that this be a street connection; and were directed by Staff to eliminate the
street connection based on neighborhood input.
14 With the exception of those requiring ditch crossings or raising security concerns, the
pedestrian connections you suggested have been added to the plan.
Ten sets of prints, reductions, and color renderings will be submitted by March 21 st.
