RE: Fischer Properties – Fire Aerial Access Mitigation Proposal
Dear Mr. Glasgow,
Per the adopted Fire Code, a fire access lane needs to be provided on the long side of the building and positioned no
more than 30 feet from the face of the building. In the case of Fischer Properties, the long side of the East wing of the
building is separated from Shields street by a required detention pond and existing tree, and so the building is more than
30’-0” from the edge of curb along the east side of the property. Based on conversations with Poudre Fire Authority,
access to the roof over the east wing is the area of deficiency.
The design of the building is as follows:
1. 3 stories with the top floor finish at 20’-10 ¾” above fire access at the Shields Street side.
a. All floors are type VA construction
b. Occupancy Types include R-2
2. 1-hour rated stair shafts
3. 1-hour rated floor assemblies
4. Fully sprinklered
Poudre Fire Authority provided options for the design team to consider, including but not limited to the following:
1. revising the roof design to connect the east wing to the north roof that is accessible from Westward Street to
the north
2. provide fixed ladder access from the south end of the east wing up to the main upper roof level
3. provide a stair tower from the east wing stair to the mechanical well on the roof, with a low wall of the
mechanical room being less than 4’-0” in height for access to the main roof.
The option proposed is to add a stair tower to the north end of the east wing, providing direct access to the roof
mechanical well area and main roof over the east wing. This additional safety measure is intended to accommodate
proper fire access to the building. Thank you for collaborating with the design team, and we look forward to your
