RE: Oak Hill Apartments, Parcel Q Oak Cottonwood Farm
Dear Mr. Dow:
The purpose of this letter is to explain the allowable land uses
and current zoning on Parcel Q of the Oak Cottonwood Farm Overall
Development Plan. This site is generally located at the southeast
corner of Boardwalk Drive and Oak Ridge Drive. As you are aware,
the W.W., Reynolds Company will be applying to the City of Fort
Collins for approval of an apartment project on this subject site.
The subject site is Parcel Q of the Oak Cottonwood Farm Overall
Development Plan. This Overall Development Plan has been approved
by the City of Fort Collins Planning and Zoning Board and is on
permanent file and available for public review. This parcel is
designated as "Business Services and/or Multi -Family Residential.11
Therefore, the request for apartments on Parcel Q of the Oak
Cottonwood Farm Overall Development Plan would be in compliance
with the City -approved plans.
The parcel also carries the underlying zoning of R-P, Planned
Residential. This zone allows any land use located on a Planned
Unit Development plan as defined, processed and approved according
to the City of Fort Collins Land Development Guidance System.
Therefore, under the current zoning, the proposed apartment project
would be allowed to be submitted and reviewed as a Planned Unit
Development.
If you have any further questions, please do not hesitate to call
our office at 221-6750.
