HomeMy WebLinkAboutMIRAMONT ENTRY SUBDIVISION - 54-87K - CORRESPONDENCE - STAFF'S PROJECT COMMENTSPlanning July 9, 1993 and Mr. Eldon Ward Cityscape Urban Design 3555 Stanford Road, Suite 105 Fort Collins, CO 80525 Dear Eldon: Staff has reviewed the request for the one -lot minor subdivision known as Miramont Entry Subdivision. The following comments are offered: 1. The Stormwater Utility will require a grading plan for the proposed sign installation. The proposed lot lies in a detention pond area and any grading or construction which diminishes the volume of the detention pond is inappropriate. Any future grading or construction on the subdivided lot would need to be reviewed by the Stormwater Utility. Also, please be advised that the Stormwater Utility will not be responsible for the maintenance of the entry .sign or any other portion of the detention pond either within the subdivided lot or outside of it. Please add explanatory notes to the plat that addresses these concerns. 2. "The plat does not specify how the east line of the Southeast Quarter of Section One was determined. Please add this information to the document. 3. The Public Service Company is concerned about constructing improvements within four feet of natural gas lines. Trees, signs, footings or foundations should not cross gas lines. Please add an explanatory note addressing this concern. The concludes Staff comments. The administrative hearing has been scheduled for Tuesday, July 20, 1993, at 1:30 p.m., in the Planning Department conference room. It works best to have the plat document, with ownership, notary, surveryor and attorney's signatures on the document to be recorded at the public hearing.
