RE: Miramont Tennis and Fitness Center
Dear Ted,
In reference to your October 19, 1993 staff comments, we offer the following responses:
1. The plat is being changed to provide this information.
2. We have re -aligned our curb cut to line up with the new Builder's Square curb cut.
3. We have shown the connection and the proposed church site plan on the P.U.D.
plans.
4. Both buildings will be provided with automatic fire extinguishing systems.
5. O.K.
6. The easement has been added to the plat and site plan.
7. We have added additional bike parking to provide for 24 bikes.
8. The Indoor Tennis building will not exceed 40' in height. We are looking at either
an air supported structure or conventional construction. Because of varibles of
cost between both types of buildings, as well as issues relating to building and fire
code, building type will be determined at Final. However, we are including both
types of Elevations for staff's review.
9. This facility will require services for the following: delivery of food items for vending
machines, UPS, pool chemicals, and servicing of equipment. All will come through
the front door or the patio area.
10. The tennis courts only will have the chain link fencing with wind screen fabric. All
other fencing surrounding the patio, pool, and volleyball areas will be decorative
wood.
11. A ramp has been added to the walk in the drop-off/loading area.
12. Overall building dimensions have been added on the site plan.

13. Rule Drive will not be used for temporary fire access, as all buildings will be
sprinklered. Rule Drive will be built as surrounding development occurs and will
be jointly constructed to provide access to Lemay Ave.
