Attached are five sets of prints of the Plans for Castle Ridge at Miramont, revised in
response to Staff Comments. Specific responses Staff comments include:
1. We have confirmed that the drainage documents submitted by REID are
appropriate for Final review, and anticipate this project will be considered for
combined Preliminary and Final approval by the Planning and Zoning Board at
their July 26th meeting.
2. The street width variance request is attached.
3. Tract A has been designated as a utility easement.
4. 4' Clearance to gas lines has been noted on the landscape plan.
5,8. In the past, private drives have often not been given street names; and
addresses have been assigned using the adjacent street (This would result in
all 18 lots a Castle Ridge having Highcastle Drive addresses). In order to
reduce confusion here, we are suggesting that the private drive system be
named Castle Ridge Court, and all lots being addressed accordingly.
6. A building envelope for the gazebo at the entry has been added to the site plan.
7. Corrections to the legal description have been made.
12. The Bechtel Crabs have been replaced with another species.
13. No paved trails are proposed on -site. The open space corridor between lots 9
and 10 is designed to facilitate storm drainage and utilities. Pedestrian access
to the elementary school is to be provided via public walks on Highcastle and
the proposed access at the east end of the school site.
14. The maximum building height is noted in the Land Use Breakdown.
17. Fencing design information for the perimeter of the project is provided on the
site plan. Fencing by home owners on individual lot lines will meet City
subdivision requirements, and may be further restricted by covenant.

18. Additional property owners are being added to the APO list as requested. The
revised list should be completed by Friday, July 9th.
Eight sets of prints, reductions, and color renderings will be submitted by July 19th;
and - if Staff can provide a development agreement for review by July 9th - final signed
documents should be submitted by July 22nd as requested.
