Council member Apt has asked if the density proposed for Castle Ridge at Miramont P.U.D. is in violation of the U.G.A guidelines. The neighborhood meeting notice for Miramont P.U.D. advertised the proposal for two additional residential filings. Castle Ridge at Miramont (20 single family lots on 14 acres) represents the third filing. The Hamlet at Miramont (43 patio homes on 12 acres) represents the fourth filing. Castle Ridge does not meet the minimum of three units per acre, The Hamlet does. By way of background., the Miramont P.U.D. is part of the 270 acre Oak -Cottonwood Farm Overall Development Plan. This O.D.P. contains a mix of commercial uses including Harmony Market (Pace, Builders Square, Steele's) and a mix of housing types (multi -family, patio homes, single family). The O.D.P. also contains a proposed neighborhood park. Castle Ridge at Miramont is designated on the approved O.D.P. as Parcel H and labeled "Low Density Residential" The size is indicated as 14 acres. This parcel is directly across the street (Mail. Creek Lane) from the existing single family homes in Fossil Creek Meadows, a county subdivision. Werner School borders the site to the south. The site is characterized by a slope that is at elevation 4980 at the top (northeast) and :4950 at the bottom (southwest) at the southerly property line shared with Werner School. There is also a mature stand of trees in the northwest corner, containing about one-third of an acre, which will be preserved and not contained within the platted lots. Mail Creek Ditch defines the northern boundary of the parcel. The applicant has requested a variance from the P.U.D. requirement that on a gross acreage basis, the average residential density in the project be at least three dwelling units per acre The P & Z Board will consider the request at their regular meeting of July 26, 1993. Briefly stated, the applicant's variance request cites the topography, natural features, and sensitivity to existing large county lots as considerations for a variance. In addition, the total residential portion of Oak -Cottonwood Farm remains both a mix of housing types with a potential gross residential density ranging from 4.2 to 4.6 d.u./acre.
