Subdivision Plat – Dated 01/04/2023 2. Utility Plans - Dated 01/04/2023 The District hereby advises as follows:  There is no objection to this proposal.  Responses required to comments below.  The District will respond at the hearing date of ______________. Comments: The District has reviewed this submittal and has the following comments: Plat 1. Any location where the sewers are not in public R.O.W will need easements that are on separate documents from the standard utility and access easements. The District can provide the template for the Easement Agreement. Utility Plans 1. Sheet 12 of 17 Overall Utility Plan a. Show the location of the existing 27- inch sewer on the east side of Boxelder Creek. b. Show the location of the existing 10-inch line to the west of Street B. This line will be abandoned and replaced with the new 30-inch sewer. The S:\DEVELOPMENT\Basins\West_Basin\OCI Subbasin\Gateway at Prospect\Design Review\Gateway at Prospect - Review 3 2-3-23.docx existing 10-inch line will need to connect to the 30-inch at the northern terminal manhole. Any sewers over 24-inch need to Site Approval from the Colorado Department of Public Health and Environment following Regulation 22 requirements. Coordinate this application with District. c. The sewer in front of the Glanz property flows to the east and connects to the 27-inch sewer. d. Existing 27-inch south of Street D that is shown to be abandoned will need to have plan for abandonment including filling with low strength concrete or removal. Also, easement should be vacated in area of abandonment. e. The developer should coordinate with the District in developing a Sanitary Sewer Agreement that addresses the construction of the 27-inch and 30- inch sewer and interior sewers. 2. City of Fort Collins is developing 1041 regulations that affect the installation of all new sewers. Developer shall be responsible with complying with the new regulations.
