LEGAL DESCRIPTION AND EXHIBIT
DESCRIPTION
A parcel of land being a part of Lot 3 and Lot 4, Prospect Middle/High School Subdivision, recorded 3/11/2021, as
Reception No. 20210025373 of the Records of Larimer County and situate within the Southwest Quarter of
Section Fifteen (15), Township Seven North (T.7N.), Range Sixty-eight West (R.68W.) of the Sixth Principal
Meridian (6th P.M.), City of Fort Collins, County of Larimer, State of Colorado, being more particularly described
as follows;
Considering the South line of the Southwest Quarter as bearing North 89° 59' 24" West with the Southwest
corner of Section 15 being monumented by a 2 ½” brass cap in concrete and the South Quarter corner of Section
15 being monumented by a 2 ½” aluminum cap on #6 rebar in monument box stamped PLS 28295 and with all
bearings contained herein relative thereto:
COMMENCING at the South Quarter corner of Section 15;
THENCE along the East line of the Southwest Quarter North 00° 06' 54" East a distance of 84.75 feet to the
Southwesterly line of Prospect Middle/High School Subdivision;
THENCE along the Southwesterly and West lines of said Prospect Middle/High School Subdivision the following 2
courses and distances:
North 54° 58' 16" West a distance of 1232.47 feet;
THENCE North 00° 00' 51" East a distance of 636.19 feet to the POINT OF BEGINNING;
THENCE continuing along said West line North 00° 00' 51" East a distance of 10.38 feet to the Northwesterly line
of Prospect Middle/High School Subdivision;
THENCE along said Northwesterly line the following two (2) courses and distances:
North 60° 06' 24" East a distance of 375.84 feet;
THENCE along the arc of a curve concave to the northwest a distance of 151.65 feet, said curve has a Radius of
642.00 feet, a Delta of 13° 32' 03" and is subtended by a Chord bearing North 53° 20' 22" East a distance of 151.30
feet;
THENCE South 76° 39' 58" East along the Northeasterly line of Lot 4, Prospect Middle/High School Subdivision a
distance of 10.73 feet;
THENCE departing said Northeasterly line and along the arc of a curve concave to the Northwest a distance of
159.66 feet, said curve has a Radius of 651.00 feet, a Delta of 14° 03' 06" and is subtended by a Chord bearing
South 53° 04' 50" West a distance of 159.26 feet;
THENCE South 60° 06' 24" West a distance of 381.02 feet to the POINT OF BEGINNING.
The above-described parcel of land contains 4,807 square feet or 0.110 acres, more or less (±), and may be
subject to easements and rights-of-way now on record or existing.
