Cherry St is too far away from building to comply with the 15-to-30 foot offset requirement, and Mason St is a non-eligible Arterial. We are proposing select high-rise provisions in lieu of aerial access. The determination of these provisions is focused upon the protection and fortification of the stair shafts and greater access to the roof during emergencies, to both aid the operations of the Fire Department and provide the building’s occupants with safer conduits for egress. Here is a summary of the proposed "High-Rise" features to be provided in lieu of Aerial Apparatus Access addressed in this letter: Item #1 : Increased fire ratings of the stair and elevator shafts from 2 hour to 3 hour. Item #2 : Emergency lighting in stair shafts. Item #3 : Increased width of the stairways for better fire personnel access, 4’-4” wide. Item #4 : Both stair shafts provided access to the roof with a full personnel door/walk out access. The design in March 8th PDP includes this. Item #5 : Smokeproof stair enclosure with mechanically ventilated stairwells. Thank you for taking the time to review our proposed High-Rise features to be provided in lieu of Aerial Apparatus Access. We hope you will find our commentary useful in final determination of the items addressed above. Only perimeter access from Cherry and the property from the south (between the 2 Mason Flats bldgs). We have perimeter access well covered with these 2 locations. No other areas for aerial -- just high rise provisions. One thing I wanted clarification on was the access on the West. Is this still proposed? 3 I spoke with the team and the high rise features you have proposed would probably work other than item 2. Reflective tread nosing would need to be luminous. As an alternative to this, the Assistant Fire Marshal would approve full stairwell lighting under emergency power. To get these alternative methods approved, you will need to write a letter of request to the Fire Marshal for approval. After studying the options we discussed, a proposed fire lane in the enhanced alley and on Mason makes the most sense. I have attached an exhibit for you to review and run by the fire marshal before we start proceeding with design changes. This approach is only feasible with acceptance from the Planning department on alternative compliance for the "Green Edge" standards. We have reached out to discuss this with them.
