Specific responses include: 1 . OakRidge Drive right-of-way has been noted on the plat. 2. 4' clearance between proposed trees and gas lines has been noted on the landscape plan as requested. 4. Based on discussions with U.S. West, an 8' utility easement has been provided along the west side of the site. 5. Because we found that the walk on the west side of the access drive off OakRidge Drive has been constructed to provide a continuous connection to Steele's, we have not extended the walk on the east side. This approach will allow the construction of a more substantial landscaped berm to screen the circulation area west of the lube shop. 6. The applicant will coordinate with Poudre Fire Authority regarding the need for a Hazardous Materials Impact Analysis. At this time it does not appear that such an analysis will be required. 8-9 The applicant does not feel that limiting the hours of operation at this location is warranted. There are no residential uses adjacent to the site; on site lighting will be low, cut-off fixtures as indicated; and we do not believe that other businesses at Harmony Market have been required to limit their operating hours. 10. Traffic Engineer Matt Delich has reviewed the stacking situation west of the lube shop, and has concurred with the applicant's expectation that conflicts with the car wash circulation can be avoided with the present site plan. We are hesitant to change the plan in order to increase stacking, at the expense of other important site design elements. 1 1-14 Landscape revisions have been made as requested. urban design, inc. 15. As requested, we have added elevation/site cross section views from the south and east. Because the building forms and materials are clearly shown on the north and west elevations, we have included the berming and landscape screening on the south and east views. 18-19 Signage information - including limitations on the placement and extent of temporary promotional materials - has been included on the elevations, and noted on the site plan. 20-21 The requested corrections have been made to the elevations. Ten sets of prints, reductions, and color renderings will be submitted by April 19th. The applicant has requested that a draft Development Agreement be provided by April 12th, so that final signed documents can be executed by April 22nd. Thank you for your assistance in this project.
