Estimated Usage
The intent of this letter is to document and justify the estimated peak day and annual usage at the
Powerhouse 2 Climate Solutions Campus located at 202 East Vine Drive for the purpose of sizing a new
water meter for the building and its addition.
The existing Powerhouse 1 at 430 N College Ave #425, Fort Collins Colorado, is approximately 100,000 sf
and the new building will be approximately 165,000 sf. The existing building and the new building will
have similar occupancy types as they are both comprised of office spaces, conference rooms, a small
number of large assembly spaces and miscellaneous lab/research spaces used by students/staff.
Building is not intended to operate 24/7 similar to existing Powerhouse 1.
The charts on the next page use calculations based on the existing building to extrapolate an average
water usage per SF for a research and office building similar to that of Powerhouse 2.

Existing Building Usage
The existing building uses its water tap for both irrigation and cooling through an evaporative cooling
tower. The new Powerhouse 2 building will have a separate irrigation tap and will use other cooling
methods that do not continuously consume water to produce cooling. A yearly water consumption from
2021 for the existing Powerhouse 1 building was provided to PEC by the owner. A snip of the yearly
usage is shown below. The monthly average for months when the evaporative cooling and irrigation can
be excluded are highlighted in yellow.
Results
Given the above data and the estimated flow, it is safe to assume the new building will follow a similar
water usage per SF as the months that do not use irrigation or evaporative cooling. The average
Gallons/SF/Month for the months highlighted in yellow is 3.021 Gallons/Sf/Year. Based on the new
building area of 165,000 Sf the yearly water consumption can be estimated as roughly 579,500 Gallons.
