DESCRIPTION
A parcel of land being a part of Lot 1, Poudre River Whitewater Park, recorded 7/23/2018, as Reception No.
20180044854 of the Records of Larimer County situate within the Northwest Quarter of Section Twelve (12),
Township Seven North (T.7N.), Range Sixty-nine West (R.69W.) of the Sixth Principal Meridian (6th P.M.), City of
Fort Collins, County of Larimer, State of Colorado, being more particularly described as follows:
Considering the North line of the Northwest Quarter of Section 12 as bearing South 89° 22' 21" East with the
Northwest corner of Section 12 being a 3 ¼” brass cap on #6 rebar in monument box, stamped Colo. Dept. of
Hwys., and the North Quarter corner of Section 12 being a brass cap on #6 rebar, and with all bearings contained
herein relative thereto:
COMMENCING at the Northwest corner of Section 12;
THENCE along the North line of the Northwest Quarter of Section 12, South 89° 22' 21" East a distance of 729.17
feet;
THENCE departing said North line, South 00° 37' 39" West a distance of 46.50 feet to the South right-of-way line
of East Vine Drive, said point also being on the North line of Lot 1, Poudre River Whitewater Park, said point
being the POINT OF BEGINNING;
THENCE along the North line of Lot 1, South 89° 22' 21" East a distance of 20.00 feet;
THENCE departing said North line, South 01° 00' 43" West a distance of 31.22 feet;
THENCE North 88° 59' 17" West a distance of 20.00 feet;
THENCE North 01° 00' 41" East a distance of 31.08 feet to the POINT OF BEGINNING.
The above-described parcel of land contains 623 square feet or 0.014 acres, more or less (±), and may be subject
to easements and rights-of-way now on record or existing.
