Dear Ted;
Attached are 5 sets of prints of the Preliminary and Final Site and Landscape Plans for
1 ST Bank at Harmony Market PUD, Fourth Filing, indicating revisions made in response to
Staff Comments. Specific responses include:
1 . A note regarding the five year limit on the use of the modular building,
consistent with provisions of the City Code, has been added to the site plan.
Similar language is anticipated to be included in the Development Agreement.
Please note that the draft language you provided has been revised to reflect the
applicant's understanding, from our previous meeting, that:
- The five year time limit referred to the maximum time period
within which to apply for a building permit for the permanent
bank building; and
- Removal of the modular building would apply to the issuance of
a C.O. for the permanent bank building.
2. As indicated on the cross section (Sheet 4 of 5), the modular building has been
located where the slope of the existing landscaping north of the building will
allow positive drainage away from the building without regrading.
3. Sidewalks have now been indicated consistently on the site, landscape, and
engineering drawings.
4. The requested notes regarding protection of the existing trees during
construction have been added to the landscape plans.
5. The requested information regarding finish materials has been added to Sheet
5 as requested.
7. Additional language has been added to the notes regarding signage, as
requested.
8. A detail of the identity signage for "pad" users to be added to the existing
monument sign has been included (Sheet 3 of 5).

9. The ground sign previously shown at the internal drive entry to the 1ST Bank
site has been eliminated.
10. Slides and photographs for P&Z Board review will be provided as requested.
11 . Finish material of the trash enclosure (wood with construction phase 1; brick
with construction of the permanent building) has been indicated on the site
plans.
12. Tree locations have been adjusted as needed to provide clearance from utility
lines.
Ten sets of prints, a colored plan, and 8 1/2 X 11 reductions will be submitted by
October 12, 1992, and Final Documents will be submitted by October 15, 1992, for the
October 19, 1992, Planning and Zoning Board Meeting.
