NEIGHBORHOOD MEETING MINUTES
PROJECT: First Bank at Pad Six Harmony Market P.U.D.

QUESTIONS, CONCERNS, COMMENTS
1. Will First Bank own or lease the property?
RESPONSE: We will own the property.
2 . Is there a limit on height? Will this be a "bank/office" or
a "bank tower"?
RESPONSE: Both the modular and permanent building will be one story
structures. Also, by deed restriction, there is a 24 foot height
limit on all the pad sites at Harmony Market for visibility to the .
anchor tenants.
3 . What is the height limit for the "in-line" retail for Harmony
Market?
RESPONSE: The City's overall height limit is 40 feet, with a
variance procedure under the jurisdiction of the Planning and
Zoning Board. Pace Warehouse is 32 feet in height. It is unlikely
that future "in-line" retail will need a taller structure than Pace
Warehouse.
4. How many employees are expected?
RESPONSE: Approximately seven to eight employees are expected.
5. Will the existing trees be preserved?
RESPONSE: Yes, the existing trees have been inspected by the City
Forester and will be allowed to be pruned. The one story building
should fit underneath the existing trees.
6. How big a structure for the modular and the permanent
building?

RESPONSE: The modular is expected to be around 3, 000 square feet
and the permanent building around 6,000 to 7,000 square feet.
7. Will there be any additional signage along Harmony Road or
Lemay Avenue?
RESPONSE: The existing monument sign for Steele's has three panels.
One of the remaining two panels will be for First Bank. Other
signage will be restricted to wall mounted letters.
8. How long do you expect to be in the modular building?
RESPONSE: It depends on how well we do at this location. We are
requesting permission to be in the modular from three to five
years.
9. Will the modular building be landscaped and have paved
parking?
RESPONSE: Yes, our modular is quite attractive and will be
landscaped with paved parking.
10. Will the permanent building be constructed while the modular
is occupied?
RESPONSE: Yes. The site plan is set up so that construction of the
permanent building will not impair the operation of the modular.
After the permanent building receives a Certificate of Occupancy,
the modular structure will be removed from the site.
11. Will there be any brick?
RESPONSE: Although the permanent building has not been designed
yet, it is likely that there will be some exterior brick.
