The Landing at Lemay PDP
Existing Tree Removal Feasibility Letter
21 February 2023
This letter is intended to supplement the Mitigation Plan included in The Landing at
Lemay PDP submittal. Many of the exiting trees on site consist of Siberian elms or black
locusts and are either dead or in poor condition.
As depicted on the mitigation plan, a total of twelve (12) trees are to be removed. With
the development of this site as a multi-family community, the existing trees must be
removed. Factors such as street connectivity standards, re-grading the site to allow for
adequate drainage, and the construction of multi-family buildings contribute to the
reason for why these trees must be removed.
The following trees are proposed to be removed: Trees #1-12 (as associated with the Tree
Mitigation List on the Tree Mitigation Plan).
Tree #
1. A Siberian elm in POOR condition to be removed due to grading and driveway
conflicts.
2. A black locust (dead).
3. A black locust in POOR condition to be removed due to grading and driveway
conflicts.
4. A black locust in FAIR condition to be removed due to grading and driveway
conflicts.
5. A black locust (dead).
6. A black locust in FAIR condition to be removed due to grading and building
conflicts.
7. A black locust in FAIR condition to be removed due to grading and building
conflicts.
8. A black locust in FAIR condition to be removed due to grading and driveway
conflicts.
9. A black locust in POOR condition to be removed due to grading and building
conflicts.

A more detailed depiction of the location of trees which are being removed in relation to
the proposed site plan can be found on the Mitigation Plan included in this submittal. To
mitigate for the removed trees which have been deemed to provide significant value by
the City Forester, replacement trees will be provided per Division 3.2.1 (F)(1) of the Fort
Collins Land Use Code.
