Re: Huntington Hills P.U.D.
Traffic Concerns
Dear Mr. Hurtzig:
During the latter part of April 1992 we were made aware of some
discussions that were occurring regarding some proposed changes by
Cottonwood Farms to the existing street alignments in their overall
traffic patterns as part of their proposed P.U.D. These proposed
changes produce great concern on our behalf as the new -owners of
Huntington Hills. We acquired the property based upon the road
alignments of the previously approved Huntington Hills Master Plan.
Prior to our acquiring the property, we met with the City
Conceptual Review staff and nothing was mentioned to us, at that
time, regarding any such changes. Now, shortly after we have
completed our acquisition of the property, we find that there are
substantial potential changes being considered in the road
alignment patterns that greatly and negatively affect our property.
I discussed this situation with Ted Shepherd, the City Planner for
Cottonwood Farms, and also on April 28, 1992, one of our
consultants for the project, TST Engineers sent you .a letter
regarding the traffic patterns and layouts for not only Huntington
Hills but also the entire area west of Lemay from Harmony Road to
Trilby Road.
I had the opportunity early last week to speak with Ted. Shepherd
further about this issue and he informed me that you were all aware
of the concerns and needs of the area and that the city supported
our recommendation and feel that it is necessary that all affected
property owners sit down and discuss the issues and derive a
logical transportation pattern for the entire area from Harmony
Road to Trilby Road. Ted said, at that time, that the meeting

would be held in the next 2-4 weeks. Please advise us, as soon as
possible,- as to when this meeting will be held so that we and our
consultants can be in attendance.
We understapd that the Cottonwood Farms P.U.D. is scheduled to be
. heard by the Planning and Zoning Board on June 22, 1992. These
transportation-issues,. -therefore, need to be resolved before that
so that we all derive a mutually beneficial solution to the problem
and not create an outright public- battle over this road alignment
issue.
I shall look forward to hearing from you as soon as possible.
