MEETING WITH PLANNING STAFF
JUNE 27, 1990

The planning staff's comments were reviewed and the following
determinations were made:
1. Utility plans will conform to the approved Master Utility Plan.
2. Trees will be relocated outside of the 8' utility easement along
Oak Ridge Dr.
3. The lumber staging area and garden shop will have fire sprinkler
protection.
4. Additional handicapped parking spaces will be designated per the
Commission on Disability recommendations.
5. Bike and motorcycle parking will be shown on the site plan.
6. Site lighting layout will be shown on site plan. A screen wall
will be provided to limit the view of the trash compactor.
7. 15' high light poles will be used at the Harmony access drive.
30' poles will be used for the balance of the site.
8&9. Stan Meyers of RBD will respond to these two items.
10. Site plan will be corrected to show building height of 30'.

Per planning staff meeting with the Highway Dept., it appears
that Harmony Road will have to be widened 2'/ Also, the Highway
Dept. recommended 18' wide drive lanes at Harmony Access. Staff
seemed receptive to maintaining 16' drive lanes as shown, after
it was explained that there will be minimal truck traffic using
this access.
12. Engineering will be completed for Oakridge Drive, which will
address signage, striping, etc.
13. The Neenan Company will provide a drawing showing site lines for
mechanical units to determine if screening will be required.
14. Lot lines will be corrected on site plan to include sidewalks.
5. Plant materials will be dispersed throughout the detention pond.
16. Plantings along Oak Ridge Drive will be addressed. Some
plantings may be changed to evergreens to better screen south
elevation of the building. Also, some plants will be added at
North elevation if possible.
The City Forester will be contacted concerning pruning of trees

along Harmony Road.
18. The "future parking" aisle will be removed from the site plan.
19. A future walk to be constructed later will be shown on the site
plan. Sidewalk detail at islands inside Harmony entry will be
modified to better allow for pedestrian traffic.
20. A public access easement will be prepared for the sidewalk along
Oak Ridge Drive.
21. Landscape along Harmony Rd. frontage will be completed with this
project.
22. Parking lot aisles are O.K. as shown, as they are consistent with
the PACE site.
23. Cityscape will provide detail of site I.D. sign.
Exterior signage on the building is unacceptable to the planning

staff. The developer will determine if he wants to pursue this
further.

would adequately screen this east elevation from Oak Ridge Drive.
Also, larger concrete piers would be used at chain link fence in
place of the 1' square brick piers.
26. Building and roof materials and colors will be identified on
elevations.
27. Oak Ridge Drive will be completed with this project.
28. Oak Ridge Drive will not be considered a major collector street,
as most of the access to this project will come from access or
Harmony, LeMay Ave., or Boardwalk.
29. An overall site plan will be provided to show how the remainder
of the site will be developed.

30. The front elevation of Builders Square will be modified with
additional trellis detail at the east end of the building. This
will help to soften the bulk of the building.
31 Brick wainscoting at west elevation will not be required, as this

cannot be seen due to the proximity of the PACE store. Tile
accent panel or painted detail to resemble tile may be added to 1
the east and south elevations. This will be explored further.
The above responses or corrections will be addressed and submitted to
Development Review Center by Thursday, July 5, 1990.
