O. Box 580 9O Fort Collins , CO 80522 _ I Dear Debbie ; Enclosed are three prints indicating the revisions to the Oak/Cottonwood Farm Master Plan , made in response to staff comments . Specific responses include : 1 . A note regarding the submission of Master Utility Plans for Area 1 and Area 2 upon application for a Phase I development plan for the affected area has been added. It was our understanding that an indication of the anticipated service area boundary between the City and District was to be the only master utility planning information required with this Master Plan. 2. A possible transit stop at Boardwalk and Steele will be considered with development plans for that intersection. 3. Mail Creek and the Mail Creek Ditch have been labeled. 4; It is anticipated that a master drainage plan for the portions of the subject property in each basin will be completed prior to beginning development in the affected basins . 5 . Design details regarding natural areas adjacent to development can be provided with Preliminary and Final PUD plans for the affected areas . 6. G. T. Land has held a recent meeting with H. R. Phillips and Randy Balok regarding the potential park site on the subject property ; and Parks and Recreation has requested a proposal from G. T. for their consideration of purchasing Parcel 1-E. G. T. is willing to discuss alternative sites , but at the moment the mutual interest seems to be in the "Possible City Park" site suggested on the Master Plan. 7 . Pedestrian ways and potential bike paths are indicated on the plan. 8. The requested master plan disclosure note has been added. C!nca e urban design, inc. 9 . The applicant has noted that a treatment similar to that provided by other developments along Harmony is anticipated for the frontage of this property. 10 . The area adjacent to Fairway Estates has been changed to Single Family. 11 . The possibility of local street access to Fairway Estates has been noted. 12 . Parcel 1-C has been revised to show Office Park and/or Major Medical land uses . 13 . The Business Service uses indicated are similar to those indicated on the approved Master Plan for Oak Ridge. With HCI and possibly other medical uses including extended care developing in the area , lodging and support retail for out of town visitors and others associated with the near by major employers is likely to be appropriate in the long-term. 14 . Master Plan boundaries have been clarified. 15 . The variance is now noted on the Master Plan. 16 . Surrounding residential densities and nonresidential land uses have been noted. 17 . We believe the revisions we have made to the Master Plan respond to the major points raised by the neighbor's petition. Reductions , color renderings , and 10 prints will be submitted by October 19 , 1987 ; and the signed final documents will be submitted by October 22 , 1987 .
