Hi Pete,
After reviewing the Land Use Code again for the Major Walkway Spine and Connecting Walkway definitions
as well as LUC 3.5.2 (D), we're still confused as to why the project is out of compliance with these standards,
or couldn't comply with some minor adjustments.
1. We believe the units face what constitutes a Major Walkway Spine on the north side of the property, as it is
within an open space larger than 35' (ranges from 75' to 50' in width) and is visible from a public street(Vine
Drive).
2. This walkway creates a direct connection to building entrances from the street along a logical route. It does
cross a private drive on the west,but the standard discusses not crossing parking lots or driveways, and there are
many distinctions between a driveway and private drive in the land use code. We could easily adjust the spine
walkway to be outside of the private drive if that is the concern.
3. The condition is very similar to the approved plan for the Paired Homes between Zeppelin Way and the
proposed park within the limits of Filing 2.
We've attached a diagram showing these conditions. Please let us know your thoughts.
