HomeMy WebLinkAboutNEWTON SUBDIVISION - BDR170011 - SUBMITTAL DOCUMENTS - ROUND 1 - SUPPLEMENTAL INFORMATION NEWTON MINOR SUBDIVISION August 2, 2017 Minor Subdivision Supplemental Information MINOR SUBDIVISION INTRODUCTION: The proposed Newton Subdivision is located on West Vine Drive approxomatly Y4 mile west of Shields Street in Larimer County, Colorado.The property is approximately 63,000 sf(1.45 acres). The properties located north,south,east and west of the subject annexations are zoned Farming (FA) in Larimer County. The subject property is located within the City of Fort Collins Growth Management Area (GMA) and is designated by the City of Fort Collins Structure Plan as Urban Estate (UE) and is zoned Urban Estate(UE),consistent with the City's Structure Plan. The property is currently within the City of Fort Collins Water & Wastewater Districts and the future development would be served by these districts.Excel Energy,Qwest and Comcast Communications currently provide service to the property as well. The unplatted property contains no existing building or structure within the boundary of the property. Vehicular access to the subject property will be from West Vine Drive via an existing driveway access which serves the existing residence at 1516 West Vine Drive. The owners of 1516 West Vine Drive will provide an access easement dedicated by separate instrument for the purpose of vehicular access to the annexed parcel of land. PROPOSED DEVELOPMENT: The proposed Newton Subdivision will be developed in the future as a single-family residence. Prior to the issuance of building permit,it will be necessary to submit a second BDR Plat included with an ecological characterization study,tree mitigation plan, erosion control plan,erosion control report, ESCROW,area of disturbance permits for stormwater,grading plan,drainage plan, drainage report, and utility plan.A concrete access to the site will need to be provided and called out on the site development plan.
