HomeMy WebLinkAboutTHE FLATS AT HANSEN FARM - FDP230004 - SUBMITTAL DOCUMENTS - ROUND 1 - VARIANCE REQUEST NORTHERNENGINEERING.COM | 970.221.4158 FORT COLLINS | GREELEY 1 | 1 August 22, 2022 City of Fort Collins - Engineering 281 North College Avenue Fort Collins, CO 80524 RE: VARIANCE REQUEST FOR MINIMUM WIDTH OF MINIMUM DRIVEWAY WIDTH DETAIL DRAWING 707.1 – LARIMER COUNTY URBAN AREA STREET STANDARDS THE FLATS AT HANSEN FARMS Staff, Variance Request – Minimum Standard Driveway Approach Width (High Volume Drive Type III): This is a request for a variance from the stated minimum width of a driveway contained in Detail 707.1 of the Larimer County Urban Area Street Standards (LCUASS). The stated minimum driveway width for a type III approach is 24’ per the detail. The Flats at Hansen Farms project proposes to provide one access to the project off Zephyr Road with a right-in only driveway with a reduced width of 20’ (fl-fl) to provide only the needed width for one-way traffic as well as to limit vehicles from attempting to use one-way access to exit the site. Justification: The minimum high volume driveway width of 24’ stated in LCUASS Detail 707.1 correlates with the minimum two-way drive aisle width for parking lots noted in Table B from section 3.2.2(L) of the Fort Collins Land Use Code. Reducing the driveway width to 20’ for the one-way site entrance off Zephyr Road would similarly coincide with the Fort Collins Land Use Code minimum dimensions for one-way parking lot drive aisle width of 20’ shown in the same table of the Land Use Code. It is the design engineer’s opinion that the reduction of the width of the driveway to match the one-way traffic pattern drive aisle of 20’ will function as intended, reduce potential two-way traffic from entering the one-way portion of the aisle, and still provide the needed width to provide access to the controlling design vehicle’s turning template (52’ Poudre Fire Authority pump truck – see attached exhibit). There is no foreseen adverse impact to the City’s capital and maintenances costs relating to this variance request. This variance is not foreseen to be detrimental to the public health, safety, and welfare, nor reduce the design life of the improvement. Sincerely, NORTHERN ENGINEERING SERVICES, INC. I would prefer to keep this point of access and would not want to remove it just because of a tree. I think the additional 3-4 feet of clearance would be acceptable and I am comfortable with this tree location.
