Dear Ted,
Attached are revisions to Overlook/ Seneca Center P.U.D. revised in response to City staff and agency
review comments. The comments made and revisions requested on the Final Development Plan have been
addressed as follows:
1 PLANNING
1) Acknowledged.
2) A. After discussions with staff,it has been decided that we would realign the drive,removing the jog,
and designating the new street as a private street.This will provide access to the Cathy Fromme Prairie
Trailhead,as well as emergency access to Harmony Ridge PUD.
B. The context diagram has been updated and included with this submittal as a separate sheet.
C. Based upon discussions with staff,we have left the Seneca ROW as it was on the original
submittal.The designand ROW match what was shown and approved with the HarmonyRidge
PP g
PUD First Filing.
3) Vacation of the old Harmony ROW will be by separate instrument.
4) The projects developers are in support of a traffic safety device and recommend funding through street
oversizing fees.
5) With the Private Street realignment,we have also realigned many of the walks,creating more direct 1
pedestrian connections.
6) The Land Use Breakdown has been modified as requested.
7) Acknowledged.
DThe large rectangle south of the underground fuel tanks has been labeled as telephone pedestals.
Vegetation is shown on the east and west ends but not on the south side to allow utility access.
9) The 1,000-gallon propane tank has been identified on the plans.Upright junipers are used as suggested
for screening.
10) A picnic table associated with the convenience store is shown on the patio area south of the building.
11) A pay phone location has been identified at the southwest corner of the c-store building.An ATM
location is shown at the northwest corner of the c-store building.Vacuum and air hose locations are
shown at the southeast corner of the carwash.

12) A legend has been included on the plans.
13) This sidewalk configuration has changed with the realigned street design and intersection realignment.
14) The Garage driveways have been labeled.
15) The driveway has been realigned and turf hatching added with clarifications.
16) Labels have been added as suggested.
17) The bike rack has been relocated
18) Street trees have been added to both Harmony and Seneca.
19) The Drainage swale has been shown on the plans.
20) The notes have been added as suggested.
21) Phase lines have been added to the plans.
22) A future transit stop in the parkway strip has been labeled.
A note has been added to sheets four and five defining the architectural shingles.A cut sheet will be
provided as soon as it is available.
4) Please see sheets six and seven for Lot 1 architectural revisions.
25) A lighting plan has been included in the project submittal.
26) Acknowledged
STORMWATER UTILITY
Consult the engineering submittal for stormwater utility related issues.
TRANSPORTATION PLANNING
1) The bike rack has been moved closer to the center of the building.
2) The projects developers are in support of a traffic safety device and recommend funding through street
oversizing fees.
3) Everyone has agreed to provide a public walk on the south side of the new private street.We have
shown the walk on the site and landscape plans,but late information was received from the city
regarding the resolution of the power line,therefore this walk is not shown on the engineering plans,
but will be on the final mylars.
ENGINEERING
Please see engineering submittal for engineering related issues.

1) We have not detached the walk along Seneca as it would severely impact the grades on the site,and
the attached walk was shown and approved on the Harmony Ridge PUD First Filing Plans.
2) Acknowledged.
3) The'Do Not Enter Sign' has been moved to the car wash exit.
4) The contour lines have been removed.
FIRE DEPARTMENT
1) Required Access-Acknowledged
2) Address numerals-Acknowledged.
3) Building Area-Acknowledged.
4) Hazardous Materials-Acknowledged
5) Water Supply-See Utility plans for hydrant spacing and location.
6) Sprinkler requirements-Acknowledged.
BUILDING INSPECTIONS
1)These comments will be responded to at the time of building permit application.
MAPPING AND DRAFTING
1) See the revised plat.
ZONING
1) The bike rack on lot one has been moved toward the center of the building.
2) The actual words have been removed.
3) Acknowledged,revisions have been made to the site plan.
4) There area 4 two bedroom units,and 3 three bedroom units,please see the Land Use Breakdown.
5) There is existing fencing between the existing single family and this project.
6) A legend has been added.
7) The standard note has been added.
8) Street trees have been added
9) This clarification has been made on the landscape plan.
10) This has been added to the site plan.
11) Topo lines have been removed.
12) See revised elevation plans.
TRANSFORT
1) A future transit location has been identified on the plans.
WATER AND WASTER WATER
1) Landscape design has been coordinated with civil design.
2) See engineering submittal for engineering related comments.
