Dear Ted,
Attached are interim revisions to the Overlook/Seneca Center PUD, for internal staff review. These
revisions do not address all comments at this point, but do address the comments relating to site design
including the following:
• As discussed at our meeting of November 10th,the southern access road has been straightened and
changed to a private street. As discussed,we are showing a 30 ft.wide cross section and a six foot
attached walk along the southern edge. Currently we are assuming the power line will be placed
underground and have begun those negotiations. If that is not successful, we will be forced to
move the road further north again.
• The intersection with Seneca has been moved further south to provide a ninety degree intersection.
• We are showing Seneca as was previously proposed with attached walks. This is consistent with
the approved construction plans for Harmony Ridge. If we have to detach the walk, we will be
forced into providing some retaining walls.
• We are showing an additional 12' of ROW along Harmony at the right turn lane.
• We have also realigned the walks associated with the Private Street. The comments requested that
the walk from the convenience store be realigned to more directly connect with the intersection.
However, since the whole intersection has moved, this is no longer feasible, so we have simply
connected it directly with the walk on Seneca.
• While not requested, we have moved the pedestrian crossing from Harmony Ridge to the east to
align with the drive into Seneca Center.
