PROJECT DESCRIPTION:
This a request to replat a portion of Tracts A and C and Lots 10-19, 45-47, 50-53, and
109-112, and to vacate Redgate Court. The vacation of the Redgate Court was approved
by City Council by Ordinance No. 202, 1998. The purpose of the replat is to create
additional area for stormwater detention. The replat results in the loss of five lots.
Generally the replatted lots are located north of Old Harmony Road and east of New
Harmony Road and west of Webber Junior High School. Specifically the replatted lots
are located along Rollingate Drive, Centergate Court and Cedargate Court. The entire
subdivision is zoned R-L, Low Density Residential.
RECOMMENDATION: Approval
EXECUTIVE SUMMARY:
The replat of the aforementioned lots are being processed and reviewed as a combined
Project Development Plan and Final Compliance. The existing P.U.D. is being amended
as a Minor Amendment, subject to approval of this P.D.P./F.C.

COMMENTS:
1. Legal Description:
The legal description of the request is as follows:
"Replat of a Portion of Tracts A, C and Lots 10-19, 45-47, 50-53 and 109-112 of
the The Gates at Woodridge P.U.D., Fourth Filing, Located in the Southwest
Quarter of Section 34, Township 7 North, Range 69 West of the Sixth P.M., City
of Fort Collins, County of Larimer, State of Colorado.
2. Background:
The surrounding zoning and land uses are as follows:
N: R(County); Existing Single Family (Westfield and Imperial Estates)
S: L-M-N; Existing Multi-Family (Arapahoe Farm Townhomes)
E: R-L; Existing Schools (Webber Junior High and Johnson Elementary)
W: R-L; Existing Single Family (The Gates and Overlook at Woodridge)
The original plat and P.U.D. were approved by the Planning and Zoning Board on
September 26, 1994.
3. Plat Standards:
The replat has been reviewed against the criteria of the Plat Standards under Article
Three, Division Three of the Land Use Code. The request to replat aforementioned lots
satisfies the following standards:
A. Section 3.3.1 (B) (1)—"Lots"
This criterion requires that lot sizes shall exceed the required minimum size specified in
the applicable zone district. Each lot must have vehicular access to a public street.
The lots are located in the R-L, Low Density Residential Zone District. This District
requires that lots shall not be less than 6,000 square feet. All of the replatted lots exceed
this required minimum.

B. Section 3.3.1 (B) (2)—"Lots"
This criterion requires that the general layout of lots, roads, driveways, utilities,
drainage facilities and other services within the proposed development shall be designed
in a way that enhances an interconnected street system within and between
neighborhoods,preserves the natural areas and features, and otherwise accomplishes the
purposes and intent of the Land Use Code.
The proposed replat satisfies this criterion. All lots front on public streets (Rollingate,
Centergate and Cedargate) which connect to the existing general layout of roads in the
surrounding neighborhood.
C. Section 3.3.1 [C] (1)—"Public Sites, Reservations and Dedications"
This criterion requires that a subdivision dedicate rights-of-way for public streets,
drainage easements and utility easements as needed to serve the area being platted.
The proposed replat satisfies this criterion by dedicating additional land for stormwater
detention ponds. Additional street right-of-way is not needed. All new lots dedicate the
appropriate front and rear yard utility easements that is customary for single family lots.
4. Findings of Fact:
In reviewing the request for the Replat of The Gates at Woodridge, Fourth Filing, Phases
Two and Three, Staff makes the following findings of fact:
A. The request complies with the applicable Plat Standards of the Land Use Code.
B. The request complies with the Land Development Standards of the R-L, Low
Density Residential Zone District.
C. The vacation of Redgate Court has already been approved by City Council by
Ordinance No. 202, 1998. •
RECOMMENDATION:
Staff recommends approval of Replat of The Gates at Woodridge P.U.D., Fourth Filing,
Phases Two and Three, P.D.P./F.C., #55-870.
