HomeMy WebLinkAboutARAPAHOE FARM TOWNHOMES PUD - FINAL - 55-87K - CORRESPONDENCE - APPEAL TO CITY COUNCIL (2) Comrnulk Planning and Environmental •vices Planning Department 1 L Ci of Fort Collins July 7, 1994 Mr. Jim Postle James Company c/o Mr. Eldon Ward Cityscape Urban Design 3555 Stanford Road, Suite 105 Fort Collins, CO 80525 RE: Arapahoe Farm Townhomes P.U.D. - Roofing Material Dear Mr. Ward: As you are aware, at the May 10, 1994 consideration of the Appeal of Arapahoe Farm Townhomes Final P.U.D. , the City Council modified the decision of the Planning and Zoning Board to specifically address the roofing material. The Council stated: "The shingles to be installed on the Project must be determined to be compatible with the surrounding neighborhoods, with such determination of compatibility to be made by Mike Pretz, Poudre Fire Authority Battalion Chief; Ron Phillips, Interim Director of Planning, and Felix Lee, Administrator of Building Permits and Inspections, provided, however, that it is not necessary that the developer be required to install wood shake shingles in order for the shingle material to be compatible." The aforementioned individuals have met twice as an ad-hoc roofing committee. A "Report to the Committee", dated July 6, 1994, is available for your records. On July 7, 1994, at the second meeting of the ad-hoc roofing committee, the committee selected two specific roofing products, including a specific option, that the developer may use. on Arapahoe Farm Townhomes. The developer may select either of these two products. These two roofing products are as follows: 1. Celotex Presidential Shake 2. Prestique Plus High Definition These materials are high profile, asphalt/fiberglass shingles with a fire rating of "A, " with a minimum of 350 lbs. per square, and a 40 year warranty. 281 North College Avenue •,.P.O. Box 580 t Fort Collins, CO 80522-0580 • (303) 221-6750 s ® 1 The committee further specified that this roof be installed with an option known as the "heavy ridge line" or "heavy ridge cap" or "Z Ridge". The purpose of specifying this option is to enhance the quality of the roof and promote compatibility with the surrounding area. These materials are further detailed in brochures available at the Planning Department. The sources of these brochures are Brookhart's Wholesale Roofing and B & M Roofing, both located in Fort Collins. Please make the necessary notation regarding the roofing material, and upgraded heavy ridge option, on the archtitectural sheet of the. Final P.U.D. mylars.
