Attached are five sets of prints of the Arapahoe Farm Townhomes, Final PUD plans,
revised in response to Staff Comments. Specific responses include:
3. It has been the applicants intent to leave the existing public walk on the north side of
Hilburn Drive in place to serve as the pedestrian connection desired by staff.
6. Building code requirements affecting the proposed unit types have resulted in the need
to define a platted lot for each unit. This change does not otherwise affect the site,
landscape, or utility plans.
7. Because the relocation of U.S. West facilities along Harmony Road is needed because
of the City required alignment of Harmony - and not because of this application - we
do not agree that this should be a developer expense. We are working with U.S. West
to resolve this issue.
10. The parking/access circulation lanes shown on the final plan are 20' and 24' wide and
are consistent with the widths specifically agreed upon with PFA prior to submitting
the Preliminary PUD; meet the City's parking lot criteria; and are the same as were
shown on the Preliminary PUD.
12. Peter Barnes has agreed that, in this case, the project identity sign will remain in the
proposed location.
13. We are evaluating the example roofs you suggested, and will make a determination
regarding upgrades to buildings G and J in the next ten days.
14. Because of the planned approach to overlot grading, it is impractical to install the
landscape buffer along the east property line with the first construction phase. The
applicant has agreed to provide an acceptable guarantee for this buffer with the first
phase; and to install the buffer with Phase II.
17. It is difficult to see what will be gained by holding yet another meeting with the
neighboring property owners. If you do set up such a meeting, please let us know the
time, place and agenda.

Ten sets of prints, reductions, and color renderings will be submitted by March 21st.
The applicant has requested that a draft Development Agreement be provided by March 15th,
so that final signed documents can be executed promptly.
