SUBJECT: Replatting Lots 13 -17 for a Drainage Tract

The developer of Gates at Woodridge Fourth Filing, has decided to replat Lots 13 - 17 to
remove from the plat in order to create a drainage tract that is needed to serve the larger
drainage basin. Additional storm flows must be detained on these affected lots upstream
of the Poudre School District property.
Redgate Court is the public right-of-way that must be vacated along with a portion of
existing Tract A. Vacation of Redgate Court must be approved by two readings by City
Council.
A replat is a Type One review. The P.U.D. can be changed by a Minor Amendment.
Kevin Gingery was advised that Cityscape did the site plan and is best equipped to do the
Minor Amendment.
The existing Tract A drainage easement is being expanded. This can be shown on the
replat.
Existing Utility Plans will be amended. New Grading Plan is needed. The entire set does
not have to be redone,just the affected sheets. Existing plan sheets can feature "cross-
outs" where changes are to be made.
Work in the field will involve removal of curb, gutter, and removal of a sanitary sewer
line. The manhole will have to be dropped.
Documents can be submitted anytime. Replat will take anywhere from four to seven
weeks.
