Box 580 Fort Collins, CO 80522 Dear Ted; Attached are five prints of The Gates and The Overlook at Woodridge, 4th Filing Final PUD Plan, revised in response to Staff Comments. Specific responses include: 10. Updated traffic information is attached for City review. 14. The design of the Taft Hill intersection with Brixton has been modified as requested. 15. A landscaped median -similar to the medians at Seneca -has been added at the Harmony/Taft Hill intersection. 25. The developer's original agreement with the City - as noted on the Preliminary PUD - indicated that the developer would provide a 5' asphalt walkway; and that any upgrade in width or materials would be a City expense. 27. The walkway connection to Royal Drive has been added as suggested. Changes in the requirements of the Storm Drainage Utility appear to preclude a similar connection at Lynda Lane. A pedestrian connection at Goodell Lane should also be practical. 29. The applicant is exploring the possibility of pre-planting a buffer area along Parcel 1-H with the owner of that property. If an agreement is reached, it will need to be outside the PUD approval process. Ten sets of prints, reductions, and color renderings will be submitted by August 15th.
