Box 580 Fort Collins, CO 80522 Dear Ted; Attached are 5 sets of prints of the Final Site and Landscape Plans for The Overlook at Woodridge PUD 3rd Filing indicating revisions made in response to Staff Comments. Specific responses include: 1 . As with the Gates, we have proposed that - rather than having a 5' ribbon of asphalt running parallel to a concrete trickle channel - the two strips of hard surface should be combined. As a result, the current design calls for an 8' concrete surface with the outside 3' on one side functioning as a gently sloping trickle pan, which will also accommodate bicycle passing movements. It should also be remembered that during high demand periods when the walkway primarily serves school children, the traffic will generally be "one way". 2. We understand that U.S. West provides these comments on to virtually all proposed projects. At Woodridge, the applicant has been assured by U.S. West that the service difficulties experienced in the 1st Filing have been resolved, and that adequate service is available for the 3rd Filing. 3. Notes regarding coordination of landscape placement with Public service Company have been added to the plans. 4. A note regarding coordination of tree placement with the Light & Power duct bank has been added to the plans. 5. Trees have been placed a minimum of 15' from the existing power poles. This separation, and the species selects are consistent with the approach to streetscape improvements installed on South Shields and coordinated with Poudre Valley REA. 6.-7. Landscape plans have been revised as requested. 8. 15' is the standard corner side yard setback in the Subdivision Ordinance, and has been frequently used at Woodridge and many other single family developments throughout Fort Collins. 12 lots at the 3rd Filing are affected. i 'L!Ay5 - 'a 0 e urban design, inc. 9. The fencing note has been modified as requested. 10.-13. The Plat has been revised as requested. Ten sets of prints, a colored plan, and 8 1/2 X 11 reductions will be submitted by December 7, 1992; and Final Documents will be submitted by December 10th for the December 17, 1992 Planning and Zoning Board Meeting.
