HomeMy WebLinkAboutPOWERHOUSE 2 - FDP220015 - SUBMITTAL DOCUMENTS - ROUND 1 - ROW RELATED DOCUMENT (2) NORTHERNENGINEERING.COM | 970.221.4158 FORT COLLINS | GREELEY 1 | 1 December 12, 2022 City of Fort Collins Development Review 281 N College Ave. Fort Collins, CO 80524 RE: POWERHOUSE 2 PROJECT RIGHT OF WAY VACATION REQUEST NORTHERN PROJECT #207-030 To whom it may concern: Northern Engineering would like to present this request for vacation of Right-of-Way (ROW) along the north side of East Vine Drive (Vine Drive) as part of the Powerhouse 2 project. The project is located on the north side of Vine Drive, encompassing the parcels along that frontage that lie between North College Avenue (College Ave.) and Jerome Street. The parcels will be re-platted into one as part of this project. In the area of the project immediately east of College Ave., Vine Drive is classified in the City of Fort Collins Master Street Plan as a 2-lane arterial roadway. According to Table 7-1 of the Larimer County Urban Area Street Standards (LCUASS), 2-lane arterial roadways are required to have a minimum of 84-feet of ROW, or 42-feet on either side of the centerline of the roadway. Within the frontage of the two existing parcels immediately east of College Ave. (No. 9701307002 and 9701307003), approximately 50-feet of ROW exists between the quarter-section line (Vine Drive centerline) and the north edge of the ROW. Conversely, the next parcel to the east (9701300021) features the required 42-feet of ROW from the Vine Drive Centerline. We are requesting that the portion of ROW mentioned above that is outside the required 42-feet of ROW on the north side, within the frontages of existing parcels No. 9701307002 and 9701307003, be vacated so that the entire frontage of the Powerhouse 2 project site/parcel along Vine Drive will feature a consistent ROW width from the centerline (42-feet). The approximate area requested to be vacated is 1,360 square feet, measuring 8-feet by 170- feet. A 15-foot utility easement past the ROW extent will be recognized (consistent across the frontage of the project site). A legal description and visual exhibit showing/describing the area in question is included and can be referenced for further detail. Northern appreciates the opportunity to provide this request.
