Placing the building is this location requires removal of 5 existing trees located in the southwest corner of the property. Additionally, with development of this property, the Land Use Code requires Vine Drive to be expanded to serve the property. The Vine Drive Improvements include reconstruction of the north half of the street (including a travel lane, bike lane, curb/gutter) a 10’ tree lawn, and a detached sidewalk. City staff also asked that we explore adding on-street parking on Vine Drive. The addition of these public infrastructure improvements along with the proposed redevelopment requires removal of 5 additional trees located on the south edge of the property between College and Jerome. Refer to the Tree Mitigation Plan for specific tree locations. To offset the loss of the existing trees, 20.5 mitigation trees will be planted on site, or off-site in a nearby location.
