LEGAL DESCRIPTION
A tract of land located in the Southwest Quarter of Section 34, Township 7 North, Range 69 West of
the 6th Principal Meridian, City of Fort Collins, County of Larimer, State of Colorado, being more
particularly described as follows:
Considering the South line of the Southwest Quarter of said Section 34 as bearing, South 89°53'42"
West, from a 3" Aluminum cap at the South Quarter corner of said Section 34 to a Steel Rod in a pipe
at the Southwest corner of said Section 34 and with all bearings contained herein relative thereto:
Commencing at the South Quarter corner of said Section 34; thence along the East line of said
Southwest Quarter North 00°03'18" West, 914.46 feet to a point on the Easterly line of The Gates
at Woodridge, P.U.D., First Filing, said point being on a curve concave to the North having a central
angle of 00°27'29", a radius of 1716.00 feet and the chord of which bears South 61°08'49" West,
13.72 feet; thence along said Easterly line and the arc of said curve 13.72 feet; thence continuing
along said Easterly line North 25°14'13" West, 155.13 feet; thence, North 30°32'26" West, 87.42
feet; thence, North 44°10'46" West, 84.53 feet; thence, North 56°47'18" West, 320.72 feet to the
Northerly line of The Gates at Woodridge, P.U.D.,Second Filing;thence along said Northerly line, North

thence along the arc of said curve 17.70 feet to the Easterly right-of-way line of Harmony Road as
described at reception number 91038084 records of said County said point also being on a curve
concave to the Northeast, having a central angle of 27°48'42", a radius of 1015.00 feet and the
chord of which bears, North 13°51'51" West, 487.86 feet; thence along said right-of-way and the
arc of said curve, 492.69 feet; thence, North 00°02'30" East, 296.74 feet to a point on a curve
concave to the Northeast, having a central angle of 90°00'00", a radius of 11.00 feet and the chord
of which bears, South 44°57'30" East, 15.56 feet; thence departing said right-of-way and along the
arc of said curve 17.28 feet; thence, South 89°57'30" East, 4.00 feet; thence, North 00°02'30"
East, 100.00 feet; thence, South 89°57'30" East, 75.00 feet; thence, North 00°02'30" East, 5.00
feet; thence, South 89°57'30" East, 178.30 feet; thence, South 80°03'05" East, 270.81 feet;
thence, South 00°00'00" West, 5.08 feet to the Point of Beginning.
The above described tract containing 5.489 acres more or less. The undersigned have caused the
above described land to be surveyed and subdivided into lots, tracts and streets as shown on this plat
to be known at The Gates at Woodridge P.U.D.Third Filing,subject to all easements and rights-of-way
now of record or existing or indicated on this plat. The undersigned does hereby dedicate and convey
to and for public use, forever, the streets and easements as laid out and designated on this plat;
provided, however, that: 1) acceptance by the City of this dedication of easements does not impose
upon the City a duty to maintain the easements so dedicated and 2) acceptance by the City of this
dedication of streets does not impose upon the City a duty to maintain streets so dedicated until such
time as the streets are inspected and accepted by the Director of Engineering. All maintenance of the
above described streets shall be performed by the undersigned (and his/her successors in interest) until
such time as the City expressly assumes, in writing, the duty of such maintenance.
