Dear Phil:
The Planning Department has received the request for Minor
Subdivision for First Replat of Cobblestone Corners P.U.D. and
offers the following comments:
1. Public Service Company requests that a utility easement be
designated across the front of the 20 foot wide emergency
access driveway where it intersects with Pickford Commons.
2. Lot 13 is missing a distance measurement.
3. There is a concern about naming the private street. On the
original plat, all units are given one common address: 1136
Wabash Street. All mail will be delivered to a cluster box
with this address. All emergency services will respond to
this address. There is no need, therefore, to name the
private street "Pickford Commons. " This street name will not
appear on City street maps. In order to avoid duplication or
confusion, the name "Pickford Commons" should be deleted from
the plat. This access drive should continue to be referred to
as "private drive. "
This concludes staff comments. Staff has scheduled the
administrative hearing for Tuesday, March 29, 1994, at 1:30 p.m.
This will allow compliance with the legal notification requirements
for a subdivision. If you have any questions, please feel free to
