RE: Arapahoe Farm Townhomes Preliminary P.U.D.
Dear Eldon:
At the December 13, 1993 regular meeting of the City of Fort
Collins Planning and Zoning Board, the Board voted 7 - 0 to approve.
Arapahoe Farm Townhomes, Preliminary P.U.D. , #55-87G, subject to
the following conditions:
1. At the time of Final P.U.D. , the size and extent of the
greenbelt area between Buildings G and J shall be increased so
as to further promote the buffering between Arapahoe Farm
Townhomes and Regency Park, 2nd Filing. In order to mitigate
the mass and scale of Buildings G and J, and to promote the
enlargement of the greenbelt area, Buildings G and J shall be
reduced from five-plexes down to four-plexes.
2. At the time of Final P.U.D. , the area between Building F and
the easterly property line shall be enhanced with a landscaped
berm in order to promote visual and acoustical screening.
3. At the time of Final P.U.D. , the two parking bays that face
east, between Buildings G and J, shall be screened by any
combination of additional plant material and berming that
effectively blocks headlight illumination and vehicle glare on
a year-round basis.
4. At the time of Final P.U.D. , the size of the evergreen plant
material, located between Buildings G and J and the easterly
property line, shall be increased over and above the specified
minimum of six to eight feet in height to eight to ten feet in
height.
5. At the time of Final P.U.D. , the status of Hilburn Drive dead-
end shall be resolved to the satisfaction of the affected
parties.

6. At the time of Final P.U.D. , the exterior building materials
shall demonstrate compatibility with the surrounding
neighborhood. (Note: this condition does not attempt to
specify any particular building material due to it's
subjective nature. The intent of the condition is keep the
neighborhood group involved in the review process. It is
expected that there will be another neighborhood information
meeting to fully explore these issues. )
