RE: Cobblestone Corners
Dear Ted,
I received your comments dated August 24 , 1993 and have the
following responses to your comments.
1. Full width of Wabash Street adjacent to the site will be
dedicated as public right-of-way in conjunction with utility
easements connecting Wabash to existing utility easements in
the proposed alignment of Troutman Parkway.
2 . Sewer and water easements are being developed in conjunction
with Masterplanning on adjacent property to eliminate
relocation of utilities.
3 . We have not received information from the City's pavement
engineer to use in developing R values for this site based on
traffic loading for Wabash Street. As soon as this
information is available R values will be developed and
amended to the Soils Report.
4 . We will correct terminology on the plat to include dedicated
areas outside the lots as tracts.
5. 15 ' x 30 ' easement for telephone equipment cabinets on the
east side of the PUD will be provided, if required.
6. Additional utility easements will be noted as required.
Coordination between utilities and landscaping will be done to
alleviate conflicts.
7 . We will work Light and Power Department if they need off-site
easement.
8 . Landscape development in the drainage detention area will be
coordinated to alleviate conflicts.

9 . Utility easement, Lot 1, will be noted as utility and
drainage.
10. Warren Jones, Poudre Fire Authority, has approved placing a
temporary gate at the south end of the temporary fire access
so that it will prevent two center parking places from being
used until the gate and temporary access are removed.
11. Temporary access will be designed as required to support fire
trucks. Both ends will be secured as required by Warren
Jones.
12 . An additional fire hydrant will be provided.
13 . Project street name will be changed from Cobble Court to
Pickford Commons.
14A. Common space landscape will be tied to completion of Type B
and C lots.
14B. Planting at entry at Shields and Wabash will be adjusted.
14C. Cottonwoods shown within the temporary fire access easement
are future to be installed after temporary fire access is
removed.
14D. Cross hatch and typical front yard area represents cobble
paving.
14E. Livestock fence detail will be provided on landscape plan.
Telephone equipment cabinets will be located in easement
behind and below the entry sign and landscaping.
15A. Per discussion with Warren Jones, Poudre Fire Authority, north
end of temporary fire access at Richmond Drive will be a pair
of 10 ' gates in the new wooden fence across the north side of
site. South area will be chained. Both barriers will be
signed, as required.
15B. Developer will enter into discussions to resolve any further
questions on buffering between two affected north properties.
15C. Landscape Plan will carry notation on mature height of
planting along north boundary of property.
