Box 580 Fort Collins, CO 80522 Dear Ted; Attached are 5 sets of prints of the Preliminary Site and Landscape Plans for Woodridge PUD indicating revisions made in response to Staff Comments. Specific responses include: • 1 . Water District review of development plans and access to the existing 8" line will be accommodated per the filed easement across the subject property. A note has been added to the Preliminary Site and Landscape Plan indicating that trees will be kept a minimum of 10' from the 8" line. 2 ,3 . Final plats and landscape plans will be coordinated with gas lines and other utilities as requested. 4 . The applicant will meet with Light and Power when their plans have been better defined. 5. It is the applicant 's understanding that improvements to Taft Hill along the old land fill site are the responsibility of the adjacent property owner, and the City of Fort Collins (for oversizing) . The required improvements to Taft Hill north of the old land fill , and the extensive improvements to Harmony Road through Woodridge represent a substantial burden to the subject property; and we do not feel that additional off-site improvements to Taft Hill can be borne by this project. 6. We have looked at the site distance needs at the locations indicated in the Staff Comments, and will provide sight easements and minor design modifications with final plats as needed. 7. Final plats will deal with the Harmony Road right-of-way as required. 8. Right-of way widths have been added to the plat as requested. • 9 . Landscape design on the inside curves along Harmony will be coordinated with sight distance requirements with final plans, as needed. 411 Lik inE urban design, inc. 10. Harmony Road medians have been modified as requested. 11 . The requested ramps have been added. 12. Final drainage and grading plans will show the correct drainage tracts between lots, per the site plan. 13. Construction responsibility regarding the pedestrian path has been noted on the plans. 14. Fire hydrant spacing on the utility plans has been checked to meet the standard spacing. Further coordination with PFA will occur with final plans. 15. CR38E - illustrating the alignment with the extension of Harmony Road - has been added to the Preliminary Plan as requested. 16. Notes and labels regarding the pedestrian paths have been added to the plans as requested. 17. Goodell , Lynda, and Royal Streets have been labeled on the plans. 18. There are no plans to construct a path over the 60" water line along the north property line. As agreed with the water utility at the time the line was constructed, the area will be treated as landscaped open space, with trees a minimum of 10' from the water line. The area will provide a "greenbelt" access for residents going to the park and school . 19. The small median at the Taft Hill Brixton intersection is designed to mirror the existing median on the west side of the street . This median was included on the plan as a result of an initial coordination meeting with the Traffic and Streets Staff in mid 1990.. It is our understanding that without this median, travel lanes crossing Taft Hill cannot be properly aligned. Ten sets of prints, a colored plan, and 8 1/2 X 11 reductions will be submitted by January 20, 1992, and Final Documents will be submitted by January 23 for the January 27 , 1992 Planning and Zoning Board Meeting.
