Spirit of Joy Minor Subdivision
Project Information Narrative
The Spirit of Joy Subdivision is a replat of one lot located at the northwest corner of the
intersection of South Lemay Avenue and Harmony Road in Fort Collins. Spirit of Joy Lutheran
Church, a Colorado nonprofit corporation, owns the existing lot on which is located the church
and related facilities. Total area of the lot is 4.255 acres.
The replat will divide the existing lot into two lots, Lot 1 on which the church, an accessory
building, parking facilities, driveway access to South Lemay Avenue, and related facilities are
now located, and Lot 2 comprising the northerly portion of the lot which is an entirely
undeveloped tract.
The address for Lot 1 may have to be changed from the current address of 4501 South Lemay
Avenue, Fort Collins, Colorado 80525. The address for Lot 2 will be determined during the
basic development review process.
Access from Lot 2 to South Lemay Avenue will be by an access easement using the existing
driveway across Lot 1 to South Lemay Avenue. No other access from Lot 2 to a public street is
currently contemplated.
There are no plans to build any additional improvements or re-build any existing improvements
on either lot. The current use will not change. The number of employees at the church will be
the same, so the number and locations of parking spaces and drive aisles will not be changed.
All parking spaces and drive aisles are located on proposed Lot 1. There will be no impact on
vehicular or pedestrian traffic volume or circulation. Other than creating the access easement
from Lot 2 across the existing driveway on Lot 1 to South Lemay Avenue, no streets or
easements will be vacated or dedicated.
Current zoning is RL Low Density Residential. No change in zoning is requested.
