RE: Ridgewood Hills 4th Amendment Tract B (north)– Minor Amendment
Dear Missy,
Please find attached our Minor Amendment Application delineating our proposed changes
for Tract B of Ridgewood Hills. The originally approved plans included both the south (Tract
A) and north (Tract B) sides of Avondale Road. Sine the original approved plans the south
side has undergone subsequent Minor Amendments and now stands alone. Overall, the
purpose of this Minor Amendment application is to have the north side (Tract B) also stand-
alone along with other changes as described below.
Dwelling Units: The density of the application has not changed. However, the building foot
prints have changed and the combination of bedrooms has been updated. The new plan
does not include any single-bed units and the overall number of bedrooms has increased.
With the increase in the number of bedrooms, the required number of covered and
uncovered bike parking spaces is updated.
Buildings: As with the approved plans, two different building types are provided and the
same mix of (3) 6-unit buildings and (3) 8-unit buildings is unchanged.
The footprint of the clubhouse is updated too. One of the improvements, is a separate
interior space for Amazon deliveries to be located (Amazon HUB). The clubhouse will be
available for both the north and south tenants.
Bike Parking: The original plan had proposed bike parking inside garages. The new plan now
has covered bike parking locating in the rear of the garages with an extended roof overhang.
Updated architectural elevations are provided. Parking is provided at every set of garages,
in an effort to distribute covered parking across the site.

Circulation: With the new plans, a connected drive on the east side of the project has been
eliminated. In its place, a hammerhead is provided for emergency vehicle maneuvering.
The emergency drive from the original plans has remained. Overall, impervious surface has
been reduced with the removal of the connecting drive.
