additional submittal information or revised submittal is not filed within said

This parking calculation has been based off the originally proposed building, but
what is the ultimate number of seats going to be? Does the property owner
know? If not, the future expansion will not be allowed to add seats unless
additional parking can be provided at that time or some sort of shared parking
agreement with an adjacent site can be provided. Please provide staff with
details on how this will be addressed prior to hearing.

space per 4 seats (180/4=45) for a minimum requirement of 45 parking

With the ultimate building footprint now exceeding 10,000sf, the standard below
comes back into effect. Increased variation in the building footprint is needed
prior to going to hearing. Variation in Massing. A single, large, dominant
building mass shall be avoided in new buildings and, to the extent reasonably
feasible, in development projects involving changes to the mass of existing
buildings. Additional requirements related to massing can be found in LUC
3.5.3 which specifies that horizontal masses shall not exceed a height:width
ratio of 1:3 without substantial variation in massing that includes a change in
height and a projecting or recessed elements. Additionally, changes in mass
must be related to entrances, the integral structure and/or the organization of
interior spaces and activities and not merely for cosmetic effect.

FOR HEARING: In the LMN Zone the following shall apply: "(e) Building
Massing. No building permitted by this Section shall have a single
undifferentiated mass with a footprint over ten thousand (10,000) square feet.
For any building with a footprint in excess of ten thousand (10,000) square feet,
walls that are greater than seventy-five (75) feet in length shall incorporate
recesses or projections created by wall plane returns of at least thirty (30) feet;
any such building shall be differentiated into multiple sections of mass in order
to achieve proportions that are compatible in scale with adjacent residential
neighborhoods."

FOR HEARING: Per LUC Sec. 3.5.3(E) Character and Image: “(1) Building
design shall contribute to the uniqueness of a zone district, and/or the Fort
Collins community with predominant materials, elements, features, color range
and activity areas tailored specifically to the site and its context… A
standardized prototype design shall be modified as necessary to comply with
the requirements of this subsection.” The existing design needs additional
refinement to ensure that it meets the minimum standards if this subsection.
Specifically, the treatment of the façade, entrances, awnings, and the base and
top treatments are all lacking in architectural interest. Additionally, a materials
legend and/or palette should be provided with the next submittal that better
illustrates the materials being proposed, the colors, etc. of the structure.

undergrounding of the power lines. See redlines.
R. The OH lines to Lot 2 are existing. We have labeled these as existing. We have
coordinated all electric facilities with Austin Kreager with Light and Power including
easements as required. We believe these private service lines will remain overhead
lines.

Farm, the owner Outlot A, Dix Amended Plat for their review and signatures for the
off-site drainage easement that will convey Voice of Truth runoff from the detention
pond outfall point to the east. Voice of Truth Tabernacle and TimberVine Farm are
coordinating this letter of intent, and the letter of intent will be provided prior to
hearing.

The offsite outfall drains to a sump where up to 5 feet of standing water could
pond. The outfall design must meet the State's requirements for drain times.
08/10/2020: The proposed outfall has to be proven no negative impacts will
occur to downstream properties. The outfall needs to be investigated down to a
public drainage facility to determine if the outfall is adequate.

Building Permit Pre-Submittal Meeting:
Please schedule a pre-submittal meeting with Building Services for this project.
Pre-Submittal meetings assist the designer/builder by assuring, early on in the
design, that the new projects are on track to complying with all of the adopted
City codes and Standards listed below. The proposed project should be in the
early to mid-design stage for this meeting to be effective. Applicants should work
with their Development Review Coordinator to schedule a pre-submittal meeting.
Applicants should be prepared to present site plans, floor plans, and
elevations and be able to discuss code issues of occupancy, square footage,
type of construction, and energy compliance method being proposed.
