Attached are 5 sets of prints of the Preliminary Site and
Landscape Plans for Woodridge (Arapahoe Farm) Phase One, indicating
revisions made in response to Staff Comments. Specific responses
include:
1. Complete lot and tract dimensions and areas, and exact
easement descriptions will be included on (24 x 36) Final
Plats to be submitted on May 6th. The area east of
Harmony Road will be platted as "The Gates at Woodridge,
First Filing"; while the area west of Harmony will be
platted as "The Overlook at Woodridge, First Filing".
2,3. Final plats and landscape plans will be coordinated with
gas lines as requested.
4. The applicant will coordinate the barricade installation
with Poudre Fire Authority.
5. Hydrant locations on final plans have been modified as
required.
6. Off site design of Harmony Road is being completed by RBD
as requested.
7. Some time ago, we reviewed the phased construction of
Harmony Road with both the Engineering and Transportation
Departments. It was agreed that streets constructed, but
not used will tend to deteriorate; that the undetermined
status of Harmony Road (arterial or major arterial) makes
it prudent to limit the extent of immediate construction;
and that construction phases would be based on the
project traffic study. Also, it should be pointed out
that Lots 51 through 55 do not have Harmony Road
frontage.

8. When driveways serving lots 22 and 23 are constructed,
they will be designed to accommodate "three point turns"
as requested in the Staff's Conceptual Review comments;
or "circular drives" (similar to those constructed with
two of the Lots in Regency Park that front on Seneca)
will be provided.
9. Separate ownership, and the need to evaluate an
alternative Convenience Center site, preclude the
installation of landscape buffering behind lots 30 - 38
with Phase One construction.
10. A schematic fence design for the landscape tracts along
Harmony Road has been added to the Preliminary Site and
Landscape Plan, and will be included with Final PUD
Plans.
11. The requested zoning note has been added.
12. The vicinity map has been clarified as requested.
13. Additional notations regarding adjacent zoning and land
uses have been added.
14. The lots in question are not three sided, but are
separated from Harmony Road by landscape tracts. Those
tracts, in combination with the curb location 25' from
the right-of-way line should eliminate any potential
sight distance problems.
15. A detached walk to match that constructed along the
Johnson/Weber school site will be provided along the
north side of Seneca with Phase One.
16. Staff s applause is appreciated. Berming is planned, and
will be illustrated on the Final Landscape Plans.
17. Entry feature and signage locations have been indicated
on the site plan.
18. The open space west of Weber Junior High is planned to be
landscaped. Installation of this landscaping will be
completed with the drainage and pathway improvements in
this area, to be constructed with future phases.

submitted by May 16, 1991, for the May 20,
Zoning Board Meeting.
