Dear Eldon:
Staff has reviewed Arapahoe / Mountain Ridge - Master Plan #55-87, and has
the following comments:
1. Indicate on the Master Plan that the existing Harmony Road to Taft Hill
Road will be removed and relocated further south.
2. Indicate a pedestrian/bike trail along the northern edge of. Parcel 1
frcm Taft Hill Road to the park and school sites.
3. The pedestrian/bike trail system indicated for Parcel 2 should be
extended to include the multi -family areas along Shields and extend to the
south along the canal.
4. Note a Variance Request indicating that -no .First Phase Preliminary was
submitted with the Master Plan.
5. The contour information for the southeast corner of Parcel 1 is incom-
plete.
6. Show local street connectio f ran Parcel 2 to Springfield and Imperial
Estates. /c6,F .Sri {c/'C' C*
7. Show access points from Imperial Estates to Parcel 1.
8. A master planned storm drainage facility has been identified for a por-
tion of this site (upper northeast corner). As development occurs this
facility will need to be built, with reimbursement by the City. See the
McClelland/Mail Creek Master Drainage Plan for a description of the pro-
posed improvement.
9. The regional detention pond located adjacent to Regency Park P.U.D. has
been sized to detain the majority of the runoff fran the western portion of
the site. See the Regency Park P.U.D. drainage report for details.

10. Add the following note to the Master Plan:
"The proposed land uses and densities shown on this plan are estimates
of development potential. Approval of this master plan by the City does
not constitute final approval of these land uses, design or densities.
Rather, any further land uses must be approved according to the proce-
dures, processes and criteria of the planned unit development regula-
tions and other relevant City policies and standards."
This concludes staff comments at this time. Please note the following dates
and let me know if there are any problems in meeting the deadlines:
Plan revisions are due October 7, 1987
PMT's, color renderings and 10 prints are due October 19, 1987
Final mylars and documents are due October 22, 1987

A master utility plan must be prepared to whow the size and approximate
location of water and sewer lines serving this property.
The Warren Lake Trunk Sewer Basin Fee will be assessed against this
property. Approximately $175.00 per acre.
A 54" water line is planned along the east -west 1/2 section line; a
40' right-of-way will be required for this line.
The preferred location for the water pump station site would be adjacent
to Taft Hill Road.

An•18" sanitary sewer will have to be extended in the drainage way
crossing site 7,'T2, between Shields and Seneca. An irrigation lateral
for Troutman Park must,also be maintained in this drainage.
Please be sure a copy of this plan is sent to Fort Collins -Loveland
Water District.
