ARCHITECTS/PLANNERS CONSTRUCTION MANAGEMENT 135 West Swallow Road Fort Collins, CO 80525 (303)223-7335 As a follow-up to our ''Annexation Petition'', we acknowledge the meet- ing set with the Planning and Zoning Board for March 9, 1988. The purpose of this work session will be to explore concepts for basic land usage for property lst of Overland Trail. Currently upon annexation, this property would be zoned RF which al- lows a maximum one unit per acre on a clustered basis. Particular to this exchange will be the presentation of the 287 acre Noel property. It is our intention to submit a request for annex- ation consisting of a combination of RF zoned property and RLP zoning. The RLP zoning would match the depth of the developed multi -family ground to the South and encompass approximately 65 acres along Over- land Trail. We would request that this acreage be developed under the control of the Land Development Guidance System. The remaining ground would be zoned RF allowing a maximum of one unit per acre on a clus- tered basis. It is our perception that this particular property, given its location adjacent to developed high density property to its South, is unique and warrants study as to overall land densities.
