Casa Grande East, which was presented before the Conceptual Review Team on
June 15, 1987.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and
additions to these comments may be made at the time of formal review of
this project.

CONCEPTUAL REVIEW STAFF COMMENTS
MEETI.NG DATE: June 15, 1987
ITEM: Casa Grande East
APPLI.CANT: Progressive Living Structures and Frederick Land Surveying
LAND USE DATA: Replat of a multi -family area into 46 single family lots
located at the southwest corner of Shields and Casa Grande.
COMMENTS:
1. Lot 24 will need a 20 foot wide utility easement for water and sewer.
2. Any vacations of existing easements or right-of-ways will require
action by the City Council. This is a separate process from the plan-
ning approval process. It usually takes two weeks to review a vacation
request and then two readings by Council.
3. The centerline radius of Laredo Lane will require a variance from the
standard 240 feet.
4. The pie shaped lots may create a problem in meeting minimum building
setback requirements. There must be 60 feet of lot width at the build-
ing line. This may cause the structure to not meet the 15 foot minimum
rear yard setback. Lots in question include 6, 20, 37, 38, 39, 40, and
41. An alternative would be keep the lots as shown and go through the
PUD process where the developer sets the minimum setbacks.
5. The landscape improvements to the detention facility would have to be
tied to a certain number of building permits or the developer would
have to post a bond or an irrevocable letter of credit.
6. The design of the detention facility would have to meet the objectives
of creating a visually pleasing area and yet require minimal mainte-
nance. There are a variety of drought tolerant species of trees and
shrubs and groundcovers that successfully meet these two objectives.
Please consult with Bob Wilkinson of the City Department of Natural
Resources, Tim Buchannan of the Parks and Recreation Department, or
Linda Ripley of the Planning Department for detailed information on
suggested landscape materials. Also, the City's Xeriscape Demonstration
Garden is in full bloom and offers excellent examples of a variety of
species.
7. The maintenance of the detention facility would be the responsibility
of the homeowner's association. A water tap for irrigation would be
available from the Water and Sewer Department. This tap would be con-
sidered a commercial tap and assessed a monthly fee based on usage.
8. The Traffic Engineer would require a documentation of the reduction in
density from the previously approved plan. This would accompany the
existing traffic impact analysis.
9. Similarly, the storm drainage report should be amended to show the new
layout and the route of flows to the detention facility.
10. Please coordinate with Horsetooth Commons regarding the 8" sanitary
sewer line.
