HomeMy WebLinkAboutREINHOLTZ / FORNEY PUD - PRELIMINARY & FINAL - 61-87 - CORRESPONDENCE - STAFF'S PROJECT COMMENTS (2)Dear Cheryl, The City staff has completed it's review of the Reinholz-Forney PUD and has the following comments: - 1. The revised site plan should show complete signage details. In consider- ation of neighborhood concerns with commercial -level impacts, staff rec- amends the use of one sign only, to be unlighted and ten square feet or under in size. 2. A legal description of the site (recorded lot and I block numbers) must be shown on the site plan. 3. Show any proposed on -site lighting. All security lighting must be glare - shielded and directed downward so as not to spill over onto adjacent. properties or rights -of -way (this can be -shown as a general note). 4. Parking stalls to be shown at 17 feet depth with 2 foot bumper overhang, and must have a minimum of 20 feet backing and turning space into the alley. All parking spaces must be paved. 5. Indicate alley ROW width. The alley must be paved from point of entry on West Olive to 10 feet south of last parking space. 6. Again, in consideration of neighborhood concerns with commercial -level impacts, this site and use will be restricted to indoor functions of not more than 40 participants. Please indicate this as a general note. 12. This proposal can only proceed as a combined preliminary and final plan if the applicant is in agreement with these conditions. Any of these conditions that cannot be graphically shown on the site plan should be addressed as general notes. These are the comments by Staff at this time. Please note the foll --fM - scheduleofdue dates: Revisions are due by noon, October 28, 1987. PMT reductions of the revised plat plus 10 full-sized copies are due on ` November 9, 1987.
