Four guest rooms will be maintained. Check -in will be from 4 - 6 P.M. Check-out will be from 7 - 11 A.M. Primary clientele are expected to be in Fort Collins for several days. Guests will enter the property from Olive Street, park in the cir- cular drive and check -in. A porter will carry in luggage and park or di- rect guests' cars in the designated area. If the facility is full and guests stay only one night, this will account for four vehicles. Typically, one day conferences will be scheduled to begin at 8 30 A.�­V to minimize congestion caused by departing guests and arriving conference attendees. Hypothetically, overnight guests will likely be conference attendees. Conference group size will be limited due to our preference. for small groups and aratio of 1.25 attendees per car has been assumed. Conferences should adjourn by 4:30 P. M. Weddings/receptions represent the largest potential influx of guests. The size of such events will be controlled because admission will be by invitation only and will be set in advance. This kind of event will be influenced strongly by the season of the year. We predict that late spring, summer, and early fall will be the seasons for outdoor gatherings. Extra hours of daylight and mild temperatures are the main contributors. Weddings, parties, and other events held at other times will of nescessity be smaller since we see the maximum number of occupants in the building to be in the range of 30 - 40 people. We anticipate that a staff member will assist arriving guests by providing valet parking or at least by directing guests to available parking places. This will occur as part of the invitation validation process. 0 The type of activity scheduled for the day will govern the kind and amount of service support required. A caretaker will live on the property and will provide most of the support needed. We, as managers, will generate no impact as our home is directly accross the street.. A caterer will arrive to serve luncheons. When weddings are held we will assemble a "core workgroup". Ths group will be asked to carpool so that the maximum number of vehicles required to support a weeding will be few.
