RE: Intersection Spacing - High-Volume Drive - Brookfield Drive
Dear Staff:
Public safety and convenience, maintaining public use, and optimizing the use of limited physical capacity of
right-of-way are among the objectives of the Larimer County Urban Area Street Standards (LCUASS) – Repealed
and Reenacted August 1, 2021. It is with those considerations in mind that this variance request letter has
been prepared. This letter is provided pursuant to Section 1.9.4 of LCUASS to document the site condition
proposed to deviate from the current standards.
The criteria in question is the distance between high-volume driveways and intersections for a Residential Local,
as prescribed in Section 7.4 of LCUASS. The proposed high-volume driveway off Brookfield Drive does not
meet the required 150’ intersection spacing from Precision Drive. The proposed high-volume driveway is
measured at 157’, per LCUASS Figure 9.1, which is 22.5’ short of meeting the required spacing.
The Savoy is pursuing a variance request because the adjacent high-volume driveway of the adjacent property,
Brookfield Phase 3, aligns with The Savoy’s high-volume driveway. Therefore, The Savoy is meeting the criteria
set forth for high-volume driveway spacing as specified in LUCASS chapter 7. Brookfield Drive at Precision Drive
is a stopped condition so this 22.50’ reduction in spacing between high-volume drive and local street
intersections will have no adverse impacts on this intersection. Additionally, by aligning the high-volume drive
from The Savoy with Brookfield Phase 3’s high-volume drive it will greatly reduce any possible conflicts with
individuals leaving these communities.
The variance requested in this letter will not be detrimental to public health, safety, or welfare. The requested
variance will not have an adverse impact on the City’s capital and maintenance costs, nor are they expected to
reduce the design life of the respective improvements.
